Expectations of potential acquisitions of residential real estate rights in the republic of Slovenia, according to gender, age, education and employment

Abstract:

This article shows the partial results of a survey conducted in Slovenia and Japan; it has the fundamental objective of determining factors that are critical to potential acquirers of real estate rights in deciding to purchase property. In the article, we discuss the role of the expectations of potential acquirers of residential real estate rights according their basic demographic characteristics (gender, age, education, employment). We follow the hypothesis that differences in the expectations of potential acquirers of real estate right, according to gender, age, education and employment, are statistically significant. The central device for measuring expectations is the questionnaire, which was answered by 1,006 participants. The results were statistically analyzed using one-way analysis of variance with regard to the basic demographic characteristics of participants. By analyzing the results, we confirmed the hypothesis. The results show that female participants generally express higher expectations than men, similar to the higher expectations reflected in the younger participants. Expectations regarding the time of purchasing their own property is the highest expression of the least-educated participants; expectations fall with an increase of education level. With respect to employment, students expressed the highest expectations regarding transport links, proximity to kindergartens, schools and shops, financial and socio-economic factors, greater autonomy and a sense of peace. We note that it would necessary to analyze and explore the impact of statistically significant differences of potential acquirers of real estate rights on the market, both in spatial terms as well as terms of value, within existing legal frameworks and the current economic environment.
